Planning Commission Recommends Rezoning for Tiger Wash Expansion





The Graceville Planning Commission met Tuesday, February 10, at City Hall, where members unanimously recommended approval of a rezoning request that would allow for the expansion of an existing local business.

The meeting opened with the appointment of a new chairperson following the resignation of longtime chairman Lee Miller. Arthur OBar was nominated by Chris Jernigan, seconded by Logan Chappell, and approved unanimously. OBar accepted the role and presided over the remainder of the meeting.

The board then considered a request from Nathan Nolin of Tiger Wash, LLC, seeking to rezone property located at 5440 Brown Street from Medium Density Residential (R3) to General Commercial (C2). The parcel, where a residential structure has recently been removed, sits adjacent to Nolin’s existing car wash.

City Manager Michelle Watkins explained that the rezoning would allow Nolin to expand the current car wash operation and construct an additional commercial building on the property. She noted that the development is compatible with surrounding land uses, as commercial businesses are located on both sides of the site. Staff recommended approval of the request.

During discussion, Chairman OBar announced he would abstain from voting due to a fiduciary relationship with Nolin. The remaining board members expressed strong support for the project.

Jernigan praised Nolin’s investment in the community, noting that the expansion would mark his sixth business in Graceville. “He takes something that somebody else says is shut down or cast away and turns it into something the community needs,” Jernigan said. “You’ve got to applaud that thought process.”

Following discussion, the Planning Commission voted unanimously to recommend approval of the rezoning request, with OBar abstaining. The recommendation was forwarded to the City Commission for consideration at its 6 p.m. meeting the same evening.

The meeting was then adjourned.
