Planning Commission Approves Rezoning Request for Former Auction Barn Property

The Graceville Planning Commission met on Tuesday, March 10, opening with a prayer and the Pledge of Allegiance before unanimously approving the evening’s agenda.
The primary item of discussion centered on a rezoning request for the former auction barn property, recently purchased by Eric Williamson of Down South Towing and Recovery. City Manager Michelle Watkins presented the request, explaining that Williamson plans to develop the site into a repossession lot, a secured facility used for the temporary storage of repossessed vehicles.
Watkins noted that the property, located in a largely commercial area, has already undergone significant demolition. The proposed use would include a solid privacy fence between eight and ten feet tall with added security features, lighting, and camera surveillance. Vehicles stored on the property would not be visible from outside, and turnover is expected to be quick, typically within five days, minimizing long-term storage concerns.
Planning Commission members asked several questions regarding security measures, staffing, and operations. Williamson explained that the site would primarily be monitored by cameras and operated by himself and his daughter, with limited additional traffic expected.
Following discussion, the board voted unanimously to approve the request to rezone the property from agricultural to general commercial, with staff recommending approval based on compatibility with surrounding land uses.
Additional discussion arose regarding discrepancies between county and city zoning classifications. Watkins clarified that while the county property appraiser may classify land for tax purposes, the City of Graceville operates under its own comprehensive plan, which governs official land use within city limits.
With no further business, the meeting was adjourned.
